Our History
Aruba Services has been inspired from 23 years’ of experience in “Opening and Closing Building Permits.” After discussions with Chief Building Inspectors from over 105 local municipalities in Florida, Building Department Officials across the country and articles read about the challenge of closing “Open/Expired Building Permits” has created a “Niche” company that can easily be franchised across the country. It was from a casual conversation from a customer who had to close an “Open Building Permit” in order to close on the sale of her house and a timely newspaper article that raised the awareness level that there are hundreds of thousands of “Open/Expired Building Permits and or Code Violations” in the South Florida Region.
Founded in 2012, Aruba Services started providing realtors, title companies and attorneys a solution to close inactive/open building permits. Aruba began developing a web-based interface for realtors and other professionals in October of 2012. The web-based interface allows both clients and Aruba staff to track each step of the permit closing process. In 2013, Aruba introduced a web portal to search county and municipality open/expired permits, allowing real estate professionals and subscribers a single space to search for open/expired permits and code violations.
Aruba Services is a dba of Aruba Construction and Roofing Inc. which was established in 1990 and is a privately held Florida C-Corporation with its sole office located in Pompano Beach, Florida. This facility of 3,500 square feet serves as an administration and development facility. It includes two offices, a conference room, a computer center, reception area and working warehouse.
Aruba Services' business is to compile county and municipality building permit records and code violations. In the Florida tri-county of Broward, Palm Beach and Miami Dade, there were more than 86,000 real estate transactions in 2011 and currently 400,000 properties that have inactive/open building permits and/or non-recorded liens. Aruba Services is not a lien and title company. We provide real estate professionals and homeowners a system to search for and close open/expired permits and code violations.
The data collected comprises of all building permits for a specific property to included inactive or "open" permits. Inactive permits, permits that have not been closed by the county and/or municipality, account for approximately 15% of all real estate transactions. Inactive permits are scrutinized by financial lending institutions and can present an obstacle in the funding of real estate transactions, possibly killing a real estate sale.
Aruba Services was created to provide a methodology for being the answer to these Building Municipalities, Homeowners, Real Estate Professionals, Mortgage and Title Companies.
